Toronto, ON, Oct. 27, 2026 (GLOBE NEWSWIRE) -- Nicola Real Estate is excited to announce a new partnership with iA Financial Group (iA) on 901 Hopkins Street, a fully leased, 293,000-square-foot industrial building in Whitby, Ontario. The property is the first investment between the two firms and marks another institutional investor joining Nicola Real Estate.

The joint venture pairs Nicola Real Estate’s vertically integrated platform with iA’s institutional investment capabilities, bringing together two established organizations with a shared long-term perspective.

“This partnership speaks to the strength of the property and iA’s confidence in our real estate team,” said Ron Bastin, Managing Director, Nicola Real Estate. “We are pleased to welcome iA, whose standards align closely with our own, and look forward to growing this relationship in the years ahead.”

“We are pleased to partner with Nicola Real Estate on this property,” said Claude Sirois, Managing Director, Real Assets and Private Equity, iA Global Asset Management. “901 Hopkins Street provides an opportunity to invest alongside an experienced real estate partner in a modern industrial facility in an important Canadian market, which aligns with our real estate portfolio diversification strategy.

A High-quality Industrial Asset in a Strategic Location

Completed in 2024, the building sits on a 13-acre site with access to Highways 401 and 412. Its 40-foot clear height, modern loading infrastructure, and efficient specifications are designed for contemporary warehousing and distribution.

The property reached full occupancy with two tenants in 2025. Its location in the Greater Toronto Area (GTA), one of Canada’s principal industrial and logistics markets, connects tenants to regional transportation infrastructure and a broad base of businesses and consumers.

Enduring Partnerships with Canadian Institutional Capital

The joint venture continues Nicola Real Estate’s strategy of partnering with Canadian institutions, pension funds, and family offices. These relationships are central to how the firm pursues investment opportunities and builds a diversified portfolio. They span asset classes, markets, and stages of the real estate investment lifecycle, from acquiring and managing established income-producing assets to developing new properties where long-term demand fundamentals support investment.

In addition to partnering on industrial properties, such as 901 Hopkins, Nicola Real Estate also partners with institutional capital on purpose-built rental developments in Vancouver and Victoria, contributing to the supply of professionally managed rental housing in British Columbia’s major urban markets.
